What is the Energy Certificate?

The Energy Certificate is an official document that assesses the energy efficiency of a home. When should it be submitted?

The Energy Certificate must be submitted in two key situations:

• Sale of a property: If you want to sell a house in Spain, it is mandatory to have an Energy Certificate and display its energy label in the sales advertisements.

• Rental of a property: When renting out a property, it is also necessary to have an Energy Certificate and display its energy label in the rental advertisements.

Amount of carbon dioxide emitted per square meter per year.

• Improvement Recommendations:

Suggestions to increase energy efficiency, along with cost and benefit estimates.

• Certifier's Information:

Name and contact information of the certifying technician.

• Issue Date and Validity Period of the Certificate:

Date the certificate was issued and its validity period.

Calculation of the Energy Certificate:

The calculation of the energy rating is based on factors such as energy consumption for heating, cooling, hot water, ventilation, and lighting. The official software recognized by the Ministry for the Ecological Transition and the Demographic Challenge is used. Technicians conduct detailed measurements and analysis to obtain the final result.

Data Required to Prepare the Certificate:

To issue an Energy Certificate, the following information is required:

1. Property Details: Location, size, layout, and orientation.

2. HVAC Systems: Information about heating, cooling, and hot water.

3. Insulation: Details about windows, walls, roofs, and floors.

4. Construction Materials: Types of materials used in the construction.

Issuers of the Energy Certificate:

The Energy Certificate must be issued by a qualified professional, such as an architect, technical architect, engineer, or technical engineer. These professionals are trained to conduct the assessment and calculations required to issue the certificate.
